Vibrant Energy Saving Audit - Report Content

1. The numbers in this report
1.1. We are very confident that our recommendations within this Vibrant Energy Savings Audit (the “VESA”) will benefit the property; however, we cannot control all external factors. For example, prices and market sentiment frequently change and so we have needed to make assumptions and estimates when producing our figures. We explain these below.
1.2. The explanations should be read alongside our Service Terms and Conditions.

2. Average energy prices
2.1. We have estimated the average energy price and annual total cost in your area. Actual costs will depend on many factors including occupiers’ use and particular supplier charges. The actual price may differ from that stated in the VESA.

3. Property Value & Rental Price
3.1. We have used an approximate property value. We are not estate agents. The actual property sale price and/or rental value can be impacted by many factors beyond our control such as, but not limited to: condition of the property, market sentiment, the mortgage market etc. As such the sale and/or rental price of a property may differ from that stated in the VESA.

4. Annual Bill Savings, Additional Realised Savings
4.1. These figures are estimates based on the information available to us. Actual savings will depend on a number of factors such as occupants’ energy use habits, evolving age and characteristics of the property and future energy price changes. The actual savings may differ from that stated in the VESA.

5. House Price Impact & Rental Price Increase
5.1. Whilst we are confident energy improvement measures should increase the value of the property, the actual change will also depend on factors beyond our control such as: whether you implement the recommendations fully, whether the equipment or products perform as represented to us by third parties, the maintenance of those equipment or products, market sentiment etc. As such the change in sale price or rental value may differ from that stated in the VESA.

6. Installation Costs, Government Grants, Total Payable
6.1. These estimated figures are based on the latest information available to us and our experience of contractor prices and government grants. Actual costs will need to be obtained by us going out to the market. Please book a call to find out how we can obtain a fixed quote for you.

7. Payback Period, Annual ROI%
7.1. These figures are based on our estimates of other figures, in particular the costs of installation. To obtain a more accurate assessment please book a call to find out how we can obtain a fixed installation quote for you.

8. Current Carbon, Carbon Savings, Driving Equivalent
8.1. We have used a carbon calculator to estimate the property’s current carbon use, potential carbon savings and its driving equivalent. The actual carbon use and reduction will depend on actual energy use which is estimated (see above) and the driving equivalent will vary from vehicle to vehicle. We’ve based our estimate on a typical family car.

9. Assumptions about you and your property
9.1. When making our recommendations we will make assumptions about the property:
 9.1.1. We will assume that the structure is sound (particularly the roof structure), that the property can be safely worked on (for example no asbestos or other contaminants) and that the existing property can accommodate the products or equipment recommended by us. If our assumptions prove incorrect you may need to adapt and/or repair the property to make implementing our recommendations possible. We are not responsible for the scope or cost of such adaptations and/or repairs.
 9.1.2. We will assume that you have or can obtain the necessary legal rights and permissions to implement our recommendations. We are in no way providing planning advice, listed building consent advice or other legal advice.
